Sobre

Entenda: Rental Property Calculator

Rental property investment in India has a peculiar economics problem: gross rental yields are 2-3.5% across most metros (₹35,000/month rent on a ₹1.5 crore flat is a 2.8% yield), which is well below the 8-9% home-loan rate. That means most leveraged rental investments have negative cash flow from day one - the EMI is bigger than the rent. Investors justify the deal by betting on capital appreciation: if the property grows 6-8% per year, the appreciation plus the small rental yield together beat alternative investments. This calculator gives you the full investor-grade financial picture so you can decide if that bet pencils for your specific property.

Beyond the simple rent-minus-EMI calculation, real rental property analysis needs the three industry-standard metrics: gross rental yield (rent / purchase price), cap rate (NOI / purchase price, ignoring financing), and cash-on-cash return (annual cash flow / down payment, with financing). Each tells you something different. Gross yield is the headline number; cap rate is the unleveraged return; cash-on-cash is what you actually earn on the cash you've invested. A property can have an attractive cap rate but a deeply negative cash-on-cash if mortgage rates are high.

A fórmula

Como funciona Rental Property Calculator

Effective gross rent = monthly rent × 12 × (1 − vacancy%). Operating expenses include tax, insurance, maintenance and management fees. Net Operating Income (NOI) = gross rent − operating expenses. Cap rate = NOI / purchase price. Cash flow = NOI − annual EMI. Cash-on-cash return = annual cash flow / down payment.

Formula

NOI = (Rent × 12 × (1 − vac%)) − OpEx ; CapRate = NOI / Price ; CashFlow = NOI − AnnualEMI ; CashOnCash = CashFlow / DownPayment

  • OpExTax + insurance + maintenance + management
  • vac%Vacancy rate, typical 5-10% in metros
  • DPDown payment paid out of pocket
A matemática

Como Rental Property Calculator chega ao resultado

The calculator computes effective gross rent by applying a vacancy discount (5-10% in most Indian metros) to your full-occupancy rent. From this it subtracts operating expenses: property tax (typically ₹3,000-15,000/year), insurance (₹2,000-8,000/year), maintenance reserve (1-1.5% of property value annually), society fees (₹30,000-1,20,000/year depending on amenities), and management fees if you hire a broker/manager (typically one month's rent per year, ~8%). The result is Net Operating Income (NOI) - what the property earns on a fully-loaded basis before financing.

Cap rate = NOI / Purchase price. This is the unleveraged return - what you'd earn if you bought the property in cash. Indian residential cap rates are typically 1.5-3%, far below commercial (5-8%) or land (variable). Cash-on-cash return = (NOI − Annual EMI) / Down payment. This is the actual cash return on the cash you've invested, post-financing. It's frequently negative for new-construction Indian residential because the EMI exceeds NOI.

Appreciation is the third return component, separate from cash flow. Indian residential appreciation has been 4-7% per year over the long term, varying sharply by city, tier, and project. Add expected appreciation to cash-on-cash for a total expected return. A property with -3% cash-on-cash and 7% appreciation is still a 4% return investment - modest but possibly competitive with FDs if you have a long horizon and high tax slab benefiting from interest deduction.

₹1.5 crore Bangalore 2BHK, ₹35,000 rent, ₹30 lakh down

Gross yield: 35,000 × 12 / 1.5Cr = 2.8%. Effective gross rent at 8% vacancy: ₹3.86 lakh/year. Operating expenses: property tax ₹15k + insurance ₹6k + maintenance ₹1.5L + society ₹60k = ₹2.31 lakh. NOI: ₹1.55 lakh. Cap rate: 1.03%. EMI on ₹1.2 crore loan at 8.5% for 20 years = ₹1.04 lakh/month = ₹12.5 lakh/year. Cash flow: 1.55L − 12.5L = -₹10.95 lakh/year. Cash-on-cash: -36.5% - negative. The deal works only if you expect strong appreciation.

₹50 lakh Tier-2 city flat, ₹18,000 rent, all-cash purchase

Gross yield: 18k × 12 / 50L = 4.3%. Effective gross rent at 5% vacancy: ₹2.05L/year. Operating expenses ₹50,000. NOI: ₹1.55L. Cap rate: 3.1%. No financing, so cash-on-cash = cap rate = 3.1%. Plus expected 5-6% appreciation = total expected return 8-9%. Reasonable but not spectacular - comparable to debt fund returns at higher risk.

Casos de uso

Quando usar Rental Property Calculator

  • First-time real-estate investors evaluating whether a specific property will generate positive cash flow.
  • Existing rental property owners auditing their current returns vs market benchmarks (most are surprised by how low the real cash-on-cash is).
  • Investors comparing residential vs commercial real estate on standardised metrics (cap rate, cash-on-cash).
  • NRIs evaluating Indian rental property as a portfolio holding vs alternative investments in their resident country.
Atenção

Erros e armadilhas comuns

  • Computing yield on quoted rent without vacancy and operating expense adjustments. Net yield is typically 30-40% lower than gross yield.
  • Ignoring society fees and maintenance reserve. These can consume 30-40% of gross rent in newer high-rise apartments.
  • Comparing cap rate to mortgage rate naively. If cap rate < mortgage rate, leverage is destroying value on cash flow - you're betting purely on appreciation.
  • Treating appreciation as guaranteed income. It's realised only on sale and is not cash flow during the holding period.
  • Forgetting tax. Rental income is taxable at slab rate. 30% standard deduction applies, plus interest on the loan is deductible - but post-tax cash flow is meaningfully lower than pre-tax.
Dicas

Aproveite mais esta ferramenta

  • For positive cash flow in Indian residential, look at ready-to-move 5-10 year old properties (lower price, similar rent) rather than new construction at premium prices.
  • Consider commercial property if you have ₹3-10 crore to deploy. Cap rates of 5-8% with longer leases and creditworthy tenants beat residential cash flow handily.
  • Use realistic vacancy assumptions (5-10%), not 0%. Even prime areas see 1-2 weeks of vacancy between tenants.
  • Factor depreciation into your analysis (1-2% per year on the building component, not land). Older flats fetch lower rent relative to newer comparable properties.

Perguntas frequentes

Perguntas sobre Rental Property Calculator

What is a healthy rental yield in India?

Indian residential rental yields are notoriously low - 2-3.5% gross in most cities. After tax, vacancy and maintenance, net yield is often 1-2%. Commercial properties yield 6-9% but require higher capital.

Cap rate vs. cash-on-cash return - what's the difference?

Cap rate ignores financing - it tells you the unleveraged return. Cash-on-cash includes the EMI, so it shows the actual return on the cash you put in. With low yields and high mortgage rates, cash-on-cash can easily be negative even when cap rate is positive.

What vacancy rate should I assume?

5% for stable rental areas (mid-priced 2BHKs in metros). 10% for high-rent or seasonal markets. Plan for 1 month vacancy per year on average - that's about 8.3%.

Are tax benefits good on rental properties?

Yes - interest on the loan is fully deductible against rental income, plus a 30% standard deduction on rent. But rental income is taxable at your slab rate, which often eats up the deduction benefit.

Should I include appreciation in the return?

Cash flow tools don't include capital appreciation. Add it separately - Indian residential has averaged 4-7% per year over long periods, but it's not realised income until you sell.

Why is my monthly cash flow negative?

Common in India - gross rent rarely covers EMI plus expenses on full-priced new properties. Investors bet on appreciation. Look for ready-to-move 5-10 year old flats or commercial properties for positive cash flow.

Make confident money decisions

Indian financial products - home loans, fixed deposits, mutual funds, NPS, insurance - each carry their own quirks: monthly reducing balance vs flat-rate interest, quarterly vs monthly compounding, indexation on capital gains, the choice between the old and new tax regime. We design every finance calculator to use the formula that an Indian bank, AMC, or insurer would actually use, and to surface the assumptions in plain English so you can audit the result against your own statement.

Use this calculator alongside the EMI, SIP and inflation calculators to plan your money holistically. A standalone EMI number means little until you compare it with your in-hand salary, your existing debt-to-income ratio, and the impact of inflation on the real cost of the loan.
